Laches

Laches is a lack of activity in making legal claims implying that the one who lacks the willingness to assert one's rights is, because of it, no longer eligible to assert them. In other terms, if a person takes to long to make a claim without objective reasons to do so, the person may lose the right to make any claims for this case. In case of real estate, for example, a new property owner may discover an undisclosed fault in the real estate he/she has purchased, but not try to call the seller to accept liability for a long period of time, after which it may be argued, that the buyer no longer has the right to sue the seller for not disclosing this fault.
