General warranty deed

General warranty deed is a warranty that protects a property buyer against fraud from its seller. It does so via the seller making certain statements, asserting that he/she legally owns and is allowed to sell the property, it has not being sold previously and is not burdened by any debts, claims, legal or technical imperfections, other than those declared separately. The fact that the warranty deed is ‘general’ means that the seller makes these claims for the whole history of the property, not just for the time he/she has owned it. In Latvia, warranty deeds are incorporated into a property purchase agreement.
