Bargain-and-sale deed is a property deed that acknowledges the transfer of property rights from one person to another, but states that the grantor (the one who transfers the ownership rights) does not provide any warranties against possible encumbrances (problems and issues that lower the value of a property), weather existing now or possible in the future. This is mostly done, when a grantor does not have sufficient knowledge about the property and thus is unable to guarantee the absence of such issues.
