Earnest money

Earnest money is a security deposit, most common in reale state deals, that serves as a display of good faith and as a preventive measure against a buyer’s withdrawal from negotiations when it can lead to losses on the part of the seller. In general, earnest money is deposited in trust or escrow and can be counted towards the payment to the buyer when the deal is completed.
